Hi, I’m the founder of Portersplace Properties. I built Portersplace to make letting simple, stress-free, and transparent.
With hands-on experience in property management, I’m here to ensure your property is well looked after and your tenants are happy — so you can enjoy peace of mind.
When I’m not helping landlords, you’ll often find me discovering local coffee shops, exploring the countryside on a walk or getting lost in a good book.

Our tenant find service includes -

Your property will be advertised on the main online property portals to achieve strong exposure

We take care of tenant referencing and Right to Rent checks, ensuring all checks are completed correctly and in line with current legislation
Once the tenant has successfully passed referencing, we will -

Prepare all necessary tenancy paperwork, ready for the tenant to sign

Arrange a detailed inventory of the property

If required, we can arrange the release of keys to the tenant on your behalf
Deposit handling made simple -

Transfer the deposit to you for registration, with proof required to ensure full compliance or

Single let properties: 10% of the monthly rental income

Portersplace Lettings have a clear pricing structure for Landlords and Tenants.
What you see is what you get. Pick a package, and that’s it — no add-ons, no surprises.
If you are thinking “I’ll need this extra too,” it’s worth choosing a different package upfront. That way, your property and tenants get the right care from day one — stress-free and straightforward.
Tenant Find
Single Let - £300
HMO - £400 per room
Rent Collection
Single Let - 5%
HMO - 6%
Full Management
Single Let - 10%
HMO - 12%
Room re-let fee - £125
Notes for Landlords

If a room becomes vacant in a fully managed HMO, a separate room re-letting fee applies.. This covers marketing, referencing for tenants, and inventory/check-in

Rent Collection and Full Management are ongoing monthly percentages.
Landlords
Securing a Property
A holding fee equivalent to one week's rent will secure the property while referencing takes place.
For any reason, if the tenancy does not go ahead, this will be refunded.
Tenancy Deposit
Equal to 5 weeks rent, this will be taken at the tenancy sign.
This will then be registered with DPS
Unpaid Rent
Interest will be charged at 3% above the Bank of England base rate for rent that is late.
This will be applied once the rent becomes 14 days overdue backdated to the rent due date.

I have a number of years experience in Lettings, starting in student lets before moving on to professional lets - I have had experience in managing properties from small terraced size to 6 beds worth over a million as well as student and professional HMO's.
In my last role I was responsible for one Landlord's portfolio of over 200 properties. I was the direct contact for the Landlord as well as the tenants. This gave the Landlord piece of mind, continuity and structure, this being the ethos of Portersplace Properties.
Throughout my career, have witnessed bad management. At Portersplace Lettings, we aim to be different - we bring you clarity, transparency and stress free management of your portfolio. You have worked hard to build this, you may even have changed your life - bad management should not bring it down.
Tenants.
Similarly for tenants. We are selective who we work with.
At Portersplace Lettings, we don’t take every property that comes our way. We only work with landlords who share our commitment to keeping their tenants happy and properties well maintained.
Why? Because emergencies happen — an oven can break the week before Christmas, and we’ll make sure it’s fixed fast. Under our management, you won’t be left in the lurch or left without the essentials. Obviously we cannot spend your Landlord's money willy-nilly but we will make sure we are fast to respond to any concerns. This is subject to lead time of parts and contractor availability.
We believe in proactive, hands-on management, and that starts with choosing landlords who value the same.
Being a family run agency, you will have a 1-1 contact with Rachel, giving peace of mind that messages are not lost. Once you have moved into a property managed by Portersplace Properties, we will set you up on a WhatsApp house chat so all conversations are kept in one place. You will also have a dedicated tenant phone number.

Moving from another agent? We handle the paperwork and liaise with them for you. If you’re mid-tenancy, we’ll ask you to check your existing tenancy terms and copy us into the notice email, so everything is handled correctly.
